Terms and Conditions
Booking Reservation Policy
A 50% deposit of your reservation total will be held after booking confirmation.
Cancellation Policy
All cancellations after 24 hours of the initial booking are subject to a 3% cancellation fee of the initial deposit.
- For a refund of your deposit minus the cancellation fee of 3% of the deposit, any changes or cancellations must be made at least 30 days prior to your original booking date.
- If you cancel less than 30 days before your stay, the deposit is non-refundable.
- For bookings made within 30 days of your stay, the deposit becomes non-refundable 24 hours after booking.
Incidentals Security Deposit
An incidentals security deposit of $250 will be due upon arrival. If no damages occur to the cabin and property through the duration of your stay your deposit will be released to your credit card within 3-7 business days.
Check-in
You can check-in any time after 4pm until our office closes. The balance of the full reservation amount is payable on arrival at check-in time. Please note that check-in cannot be completed until full payment and security deposit pre-authorization for the cabin has been received and approved. A cabin key is provided at check-in time after the full rental amount has been settled. The cost of any keys needing replacement will be taken from the deposit. During the check-in process, our receptionist will provide you with any information which may be required during your stay such as the location of near-by shops, good places where you can eat, sights you may like to see, places to go at night, etc. Always ask our receptionist for anything that would make your stay more enjoyable and convenient.
Early Check-in
We provide early check-in services based on availability, with a $30 fee applicable for check-ins before 4pm on the reservation day. To arrange early check-in, kindly call 406-862-7740 in advance to confirm availability.
Late Check-in
If arriving after our office hours, please note that the front desk will be closed. Kindly call us in advance at 406-862-7740 about your late check-in. Your cabin key will be available in a lockbox outside the main office, and your card on file will be charged for the full reservation upon late arrival.
Additional Guest Fees
We are a resort that welcomes families of all ages and backgrounds! We do not differentiate ages of our guests from adult to child. Our rate for the Tamarack cabin is for 6 guests, each additional guest after up to a maximum of 10 total guests will be charged an additional $20 per guest per night. Our rate for the Aspen Queen cabin is for 6 guests, each additional guest after up to a maximum of 8 total guests will be charged an additional $20 per guest. Our rate for the Aspen King cabin is for 4 guests, each additional guest after up to a maximum of 6 total guests will be charged an additional $20 per guest. Our rate for the Ponderosa cabin is for 3 guests, each additional guest after up to a maximum of 5 total guests will be charged an additional $20 per guest. Our rate for the Glamping Tent is for 3 guests, each additional guest after up to a maximum of 4 total guests will be charged an additional $20 per guest.
Additional Bedding Policy
Each cabin includes standard bedding accommodations based on its maximum occupancy. If guests require additional bedding (such as extra blankets, sheets, or pillows) a $20 fee per bedding set will be applied. Please request additional bedding in advance to ensure availability.
Accessibility
The North Forty Resort is compliant with the Americans with Disabilities Act (ADA). Our Aspen King Suite Accessible is our ADA compliant cabin as well as our spa house offering ADA showers and restrooms. To ensure an ADA compliant room please make sure to book our Aspen King Suite Accessible room or contact us directly at 406-862-7740 to help assist you.
Parking
Parking is free of charge for all guests of the resort.
Pets
We love hosting you and your furry companions! We have cabins that are pet friendly but do require an additional $50 non-refundable fee per pet with a maximum of two dogs. We ask that while having your pets on the property to have them leashed and under supervision. There is a lot of wildlife around the property as well as a nearby highway and we don't want to have any unfortunate event happen to your four-legged loved one.
Minors
Our resort is an outdoor playground for minors and we hope we can allow them to enjoy the great Montana outdoors during their stay! We do ask that children under the age of 18 are supervised while on the premises and are not allowed to be in the sauna our hot tubs without adult supervision.
Firearms Policy
Any guest or visitor who is in possession of a firearm on hotel premises is personally responsible for abiding by all applicable federal, state and local laws with respect to firearms. Subject to the following restrictions, guests of Hotel XXX who are lawfully permitted to possess a firearm may bring such firearm onto hotel premises, provided that the presence of the firearm on hotel premises: is for storage purposes only; the firearm is and remains at all times unloaded; the firearm is and remains secured in a locked, hard-sided firearm container, provided by the guest, while transported to or from the guest room and while stored therein; and the firearm remains securely safeguarded at all times in a locked guest room or locked personal vehicle, except when transporting the firearm to or from a guest room. Guests who fail to abide by this policy may be asked to leave the hotel premises, without refund. The hotel premises are private property, and our firearms policy applies to: (i) all firearms, regardless of whether the firearm is a handgun or a long-barreled gun; and (ii) all guests and visitors, even those possessing a valid license or permit to carry a firearm. The only exception to the restrictions described in this firearms policy statement is for law enforcement officers and designated military personnel, who are on-duty and required to carry firearms in the performance of their duties.
Events
The North Forty Resort utilizes the Snowberry Event Center for various gatherings. While we cannot guarantee event-free stays, we expect guests to be respectful; failure to do so may result in reservation termination without refund. Thank you for your cooperation in ensuring a pleasant experience for all.
Guest Safety Policy
As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. This includes the taking of or delivery of messages or indirect forwarding of phone calls. It is the responsibility of guests to communicate their presence and room number to any person they wish to receive calls or visits from. Safety cameras are used throughout the premises, and anyone on our property may be recorded. The hotel assumes no responsibility for any personal bodily injury incurred while using the walking trail, activity zone, sauna and jacuzzi spa facilities, where available. If you use the sauna and jacuzzi facilities, you do so at your own risk.
Credit Card Processing Fee
If paying with a credit card there will be a 2% credit card processing fee.
Taxes
The state of Montana has an 8% lodging bed tax that will be applied to all reservations.
